My immediate goal is to acquire our first property and spend the next two years mastering the basics of real estate investment. ( Refining the Go and No property search criteria/ Learning the value of taxes and avoiding them as much as possible/ 1031 exchanges) Depending on my wife’s career orders, we may remain in Baltimore for 1-2 years, but I’m also exploring opportunities in West Texas, Sierra Vista, AZ, and Houston, TX.

My husband and I have fixed and flipped one property about 3 years ago, and are looking for one to fix and rent out (and use for vacations) at the NC coast. 

Here in mid-west flyover country, rents are still creeping up and almost all the development has been luxury rentals (mostly by Redwood).

There are markets that have built in "gotchas" like the rising cost of insurance in coastal FL, regulations in much of the west coast states and property taxes in Texas; however, the deal itself is the most critical factor.

I know one person that did this recently and was able to negotiate no money down and 12% over 5 years but this was probably in the mid west.

@Owen MaidenI would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

I work with OOS investors from similar west coast inflated markets to make some passive income here on great properties!

We do monthly meetups in Northern NJ and the West Coast of FL, but have not pushed them into NY yet.

REI does as good as job if not better than any TK company in the mid west..
