Ok here is the thing Darnell, for private lending we weight ~40% on the property "deal" itself, and 60% on the Operator themself; if they know what there doing, can they pull it off, do they have the "chops" for it, are they contingency ready, etc etc.. 

Texas cities like Austin, Dallas, and Houston are experiencing rapid growth.

As I stated before my friend, if it is not for you then it is not for you; but for those who want like minded people to connect with - who you can look someone up in any state in the country and have a network of buyers within an hour, or raise PM rapidly... then its a community worth being in. 

Nashville and its surrounding suburbs are still experiencing rapid growth - and it doesn't look like it will be slowing down anytime soon with companies like Oracle and Amazon moving HQs here.

You're generally seeing a 10% CoC return here and Detroit is rapidly appreciating. 

Kansas City is rapidly growing and offering great investment opportunities.Kansas City is not just a place to invest in financially, but also a wonderful place to build a life.

Columbus is a rapidly growing city with a strong rental market.
