I don’t see anything glaringly wrong with their concept but 2 things have caused a red light.  1.

If not, then these people will be arrested when it comes to light.

I don’t think the competition in the smoky is light.

Change all lighting to LEDTo increase revenue: 1.

We still end up doing a few things like upgrading appliances or installing recessed LED lighting and dimmer switches and other life-style upgrades to attract top-notch tenants. 

I'm light on capital so paying a mentor isn't an option, but happy to split revenue (pay as I learn). 

Tons of people have the mini-consoles at home, but few have an actual arcade machine.After months of deliberation, we went with a 4-player machine from Quality Arcades with the track-ball and two light guns (ie, their top tier machine).

It's hard to harvest equity on these plays, unless you commit, long-term, towards very light leverage, as the only practical ways to benefit from the equity in your portfolio, if you plan to never sell it, only exchange it, for a lifetime, are to spend the cash flow, or cash out refi.

It would be hard to mistake for a light switch. 

I normally recommend a turnkey single family home (3b/1-2ba)/ light cosmetic work single family as a 1st investment.
