I agree too, just use a HML or find yourself a money partner who is local as Jay mentioned.That company certainly has done a marketing job on newbies, that fee is to wash out bad deals and not burn up their time.

Your post, @Steven Westlake, reminds me of others here asking about car washes and self-storage facilities. 

Use your gut too, if they say they’ve done big jobs and have a ton of experience but need an advance or just look like they washed up off the curb.

A quick inspection made prior to making an offer showed that the previous owner apparently could not remove a washing machine hose so he cut the pipe off before the valve.
