Hey Drew, in my experience with fourplexes and small apartments (30 units or less) here in the College Station, TX area it's better to provide washer and dryer hookups in the unit and charge more for rent.

I’ve also managed units where on our renewal rate we did reduce the rent from the prior year, but for other reasons, such as the prior year of the tenant having a washer and dryer, and a major plumbing issue with the building, preventing us from offering it the following year so we did a reduction.

The thought came to mind to ask this question because I've had my personal washing machine and dishwasher both have problems about 2 weeks ago, and I have successfully fixed the washer with a $35 part from Amazon (after watching a few youtube videos), and the part for the dishwasher has still to come in.
