Some people complain about the companies and others who bought multiple houses and said for sure it would be great you never see them posting an update on this board years later to see what happened.I believe in quality over velocity when running a business.

If you look at the velocity of single families in the area, properties are still closing for $20k over asking within a week of going on the market (probably cash offers?).

Advertised as a investor networking event, then pushing into taking a velocity banking class where they cant even explain how it saves money over just paying principal (because it doesn't).

CoC helps make more sense of this as if you have $1,000 invested in the deal to earn this return, you are sitting much prettier than if you have $50k invested to make the same $3,600/year  I personally love the CoC metric as it's highly correlated to my velocity of acquisitions.

That is what makes a deal a winner or a loser.If you want fast velocity lease up then you DO NOT want to push top market rents the first year.
