It’s a great way to maximize rental income while offering a unique solution to tenants.- Value-Add Investments: Beyond cosmetic upgrades, think about adding amenities like solar panels, EV charging stations, or smart home tech.

Insurance was a huge challenge, but BiBerk (a Berkshire Hathaway company) was willing to write a policy for us. 

What was that challenge like?

It's always a little more challenging investing in out of state (I invested out of state for 15+ years) but you can still be successful doing it.

Helping others navigate this unique and impactful business model has been a rewarding part of my journey.Now, I’m looking to scale by incorporating the BRRRR strategy—acquiring undervalued properties, rehabbing them to meet care home standards, and refinancing to reinvest.

One thing to note- the building is older (built in 1922), is considered in a historical district, and although each unit has been fully renovated, I have not upgraded all the electrical/roof and plumbing, so that's on the older side which I know is more challenging to get insured...
