So, I have not done anything in Waco but from our experience in Bryan/CollegeStation, places near university bus stops and being abreast on what thecommunity is investing in as far as development tend to be better areas andhelp with appreciation.Again, I'm notperfect and still trying to navigate the markets and always trying to learn myself!

It's a trip for sure :-)There are many REI opportunities in different markets - markets in the Midwest and Southeast of the country are great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

The reason I ask is that I'm sure there are other markets, like Pittsburgh, that are close enough that you could do a quick weekend trip to check in but are more financially advantageous.

No only do I not charge I go to the market on my own dime.. lots of folks in my situation would be charging the client up front for Due diligence trips.. etc etc.. by me paying for all my own expenses I am also not obligated to do any business with folks I may not wish to run this program with.
