The tenant and her partner are aware of the pending visit from the sheriff (served with all writs), but they do not know which day this will transpire on. 

The listing agent at some point went back to the seller and I guess told her what had transpired.

Many good engineers know the building code well enough to tell you if the span was too long and the beam was too short, etc...Best of luck in finding the truth and fixing your problem.This is what I'd do, but it's just a suggestion to avoid chasing the kids for repairs before you really know or have reason to believe what really transpired.

You should not be in the middle of this because who knows what else has transpired.

Then I jumped in my vehicle and drove home...hoping it wouldn't ring again, since it was 8:45 PM now and I was sleepy.Upon getting to my home office, I logged into my cloud based CRM (Customer Relationship Management) program and documented everything that transpired, including what was said in the initial call.  

Ask them for all of the details of their mortgage(s), taxes, utilities, maintenance, home improvements, etc. and what has transpired, chronologically, to see how they got to this point.  

And, I don't think it would be anything I said that could convince them, it would be them coming to that decision on their own.Look for those people who see value in hiring a PM and are too busy and/or have no time/desire/nor inclination to go and fix things at their property, and the other little minutiae that transpires from renting out a property.

I can't believe I only came upon BP well after the chaos had transpired.

Over the past 2 years I've contacted about 10k owner by direct mail, dropping off post cards, 1,000 address mailing lists, direct yellow letters and through all the effort it hasn't transpired to much. 

Not really sure yet, as this has all transpired over the last several days.
