@Jake Baker Man, what a tough situation.It’s a real reminder that even with solid plans, even with checking out our numbers a thousand times sometimes completely unexpected disasters can hit hard and mess everything up.

After all, spending a few hundred dollars now is far better than risking hundreds of thousands later.Yup. 

@William Burns we've managed thousands of S8 leases in our 24 years in business.The DHC has the most challenges, but it's NOT all their fault. 

You have your exceptions, but that's what I've seen after talking to thousands of people and helping hundreds build their porfolios. 

Even if I were found guilty, the cost would be in the thousands, not in the millions.

Logically we keep telling ourselves, we have the experience to easily make the transition but mentally there's a big difference when dealing with 100's of thousands of dollars on a single fam / duplex and millions of dollars on a 20+ unit property.

But if you have a self-directed IRA or 401k, keep this strategy in mind, as it could potentially save you hundreds of thousands of dollars in taxes.

There are literally thousands of discussions on this topic if you care to research them.

Yes they set up a crowdfund and bought thousands of defaulted loans with the intent of getting them re-performing again.

But when you start getting into the thousands of dollars on this stuff it just feels predatory.
