you read the ad most of the time you can tease it out. some private owners have had deals fall through so they avoid financing that won't come through.

I decided to become a full time broker about a year ago after I sold a website that had been teasing me by almost being successful for a few years.

In their defense, it's usually the only vacation they take all year, but we have some who go ghost for 30-45 days (or more if they're hunting Southern Tier).I've teased the idea of using a "all expense paid hunting trip" as a reward/bonus for exceptional service throughout the year (based on hitting KPI's for timeline, budget, and quality), but that opens up it's own can of worms.Our best defense to date has been pushing hard in Sep/Oct to finish jobs or pass critical milestones. 

If not, consider a live call center service.Years ago I teased a successful real estate investor friend about his assistant answering the business line, "Hello?"

Teasing of course - the people (men & women) on BP are awesome! 

Try to tease that out (if they aren't just spilling their guts) and then ask some basic questions about the property (beds, baths, how old is it, WHAT DO YOU THINK IT IS WORTH - I try to slide that in there in the general questions because then later in the conservation I already know what they think they are getting for the property and I don't have to ask it as a separate question). 

You are always a great resource on marketing, but I think that although you answered the question, that last answer was a bit of a tease.
