We acquired a listing on a triple net supermarket building being sold for about 40% below market value - in all my years I have only seen something this discounted listed one other time.

It was a furniture store. 17,500 square feet inside, .57 acre lot, parking right in front, but not in back so not ideal for a supermarket unless interested in buying the lot across the street (traffic study required).

My experience has been that it is very difficult to quantify price appreciation and the time necessary for it to affect the value of your property; in general, a big commercial development like a mall or a big supermarket will help but it is really difficult to get the timing right.
