For mobile homes, it often depends on whether the property is considered real estate (attached to land) or personal property (if it’s not).

It might depend on what state the assets are in, and what state the entity structures in.

However, I happened to time the "better time to invest" strategy on my current portfolio.

Buyers don't look for financing and its foreign so they don't jump on a forsale listing on zillow.I've had the best (only) luck with zillow rental adds,   starting with the pitch;  rent to own, live in a great home while you pay off owning it. 

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

I’ve bought some houses with 0% interest for a year credit cards and a few with consumer lines of credit from banks.

But I’m sure that depending on the area that experience will vary.

Building strong relationships with lenders is critical and the easiest way to do that is to be easy to work with.
