The reason I asked about the amount is I see people always searching for the "perfect note" when they had 100 opportunities pass right by and spend thousands to buy 5 loans a year which they could have done little work and still found similar loansWe buy non performing to get them reperforming and we also have some shorter term RTL's (performing) for cash flow purposes.

If we were not able to raise the price of our homes by 20% or more we would had to stop.. my LORI plan started at 600k sold two of them and made our normal 100k net.. last loris I sold 36 months later went for 850 to 900k and we made right at 250k NET on those ones.. so it was very specific to plans that CASH buying empty nesters wanted ..

Even if the rental has a decent cash flow with additional flood insurance, we're still not sure we want to take on that risk as we are out-of-state investors (planning to move back to KY in the future, but not now) and we don't like that it will potentially bring down the perceived value when we try to sell it in the future.The seller has never lived there and has not provided any information on if it has flooded before or not.
