Renter is a seemingly mature 50 year old woman with a 16 year old son, dad works away 2 weeks on/ off.

My son will be using it while he is home from college.

Appreciation does also exist in Oakland, it just doesn't rise as fast as properties in hot markets like Mountain View or Palo Alto.
