I shouldn't be posting because you asked "for feedback from active investors",  and I am on the sidelines with non-residential projects at the moment.

It's a bit daunting, but you can't score a goal sitting on the sideline right?!

I don't believe in sitting on the side lines until the next downturn.

I have been the sidelines but would live to purchase sometime in those same areas as a rental although living in MA, I could certainly be convinced to use it myself a cpl weeks a year! 

Tax free profit is sounding pretty good but that's obviously a 1 time thing and we already have cash sitting on the sidelines waiting for the next project.Thoughts and ideas would be much appreciated.

find a good deal, get it under contract and figure the rest out step by step as needed. you said yourself that you have been thinking about this for a long time. if you are in the mindset that you have to have the complete puzzle solved before you mak your first move you'll be sitting on the sidelines forever.

in regards to participating in Auction.com; online auctions, (and an out of country investor with boots on the ground to mobilize any rehab after the fact and peak in windows before hand)  ....is there any immediate hick up I am not seeing, regarding funding, earnest money, anything else, that should keep an out of country investor sidelined......I have never participated in an online auction and would like to participate while I am out of country....fear, unknown is keeping me sidelined.mattlooking at florida market particpation, jacksonville fl

Sometimes rate hikes get 123 main street people off the sidelines too. 

I'd probably rather be in the game than on the sidelines as long as it's done with a value add.
