On the topic of the Data Center: To shed a little information without revealing too much: I would beware putting too many of your eggs in that colossal data center basket.  

There's very recent research from Viceroy Research showing one lender has their weighted-average loan DSCR is now 0.61x ........If private lender itself is collapsing who is going to have the ownership of the apartment ?

We’ve been tossing around the idea of converting one of our bedrooms into a gym (treadmill, weights, bench, etc with towel and water service).

I am loosing weight and it is as fast as microwave food.

Larger gravel spaces, concrete pads with picnic tables, small storage sheds included in each lot. 

To me, that means you don't it and have as much claim to it as I do to my neighbor's property.I lived in a community in PA that had a deed restriction blocking construction of sheds and other things on all of the nearly 400 properties in the community.

not sure about your experience but the second loan you got sounds like a great deal.most lenders really price by experience to get the really low rates very few will qualify for the best rates..Experience has more weight that fico in the HML world.

Although sometime these 1031 scenarios seem like 50:50 :)  I would greatly appreciate it if you could shed some light on one other thing that is happening in this purchase.

I hope it also sheds a light on some of the challenges faced in real estate.
