My partner is an EU citizen looking to invest in the USA to purchase properties that will later be for Section 8 tenants.

Here are some key recommendations to consider:1.Focus on Emerging Neighborhoods:Look for emerging neighborhoods in Orange County where property prices are still reasonable but expected to appreciate.2.Niche Markets:Consider niche markets like student housing or senior living, which can offer stable rental income.3.BRRRR Strategy:Use the BRRRR method (Buy, Rehab, Rent, Refinance, Repeat) to increase your property’s value and refinance to reinvest.4.Partnerships:Form partnerships with other investors to pool resources and share risks.

Even if you win in court you still have to get paid from these great class citizens that allow others to live in your place of ownership after they vacant.I can  only imagine the trash and junk they will leave and damage!!

I am for sure biased but I would highly suggest using a real estate agent that is a) familiar with that community b) is well versed in selling to non-Mexican citizens and c) has stellar reviews.

P.S, I'm not a US citizen/resident, don't have a credit score, and plan to manage my operations remotely if that matters.

If the goal is asset protection utilize bankruptcy protected assets such as retirement accounts, homesteads, private annuities, etc; an asset protection “plan” that utilizes limited partnerships, foreign asset trusts based in Nevis or the Isle of Mann, or renounce your American citizen ship and move assets to Lichtenstein.  

Also the stairs could be a deal breaker if you are in a retirement community your intended renter is a senior. 

It is NOT safe to do so.Funny story to illustrate: over a decade ago we took over a property with a senior citizen.
