Jack and Jill are amazing and have a vast amount of knowledge.I am also trying to pursue land investing but with my last semester of senior year and an honors thesis in the horizon it has been hard for me to concentrate on this!

I have a unit right now rented until the summer to 2 college students, where the parents are cosigners, that the parents paid for the entire semester.

I made it one semester in college and realized it wasn't for me. 

I am very serious about REI and decided to go back to college after 2 semesters off.

Would $3k be enough down payment around 3% down, and if not what would be the minimum % down that I would have to put in. ( as a part-time worker and recipient of around $1k extra scholarship every semester I can't really save up much to get started)2.

Amazing Sean , you do know what you talking about , I am new to this but now that you said what you did , it makes lots of sense , because I am a Concordia university's student and lots of exchange students here up to a semester or 2 , really great advice there Sean.
