We own over 100 units in San Diego and have always self-managed. 

Fannie Mae will allow you to transfer the deed to an LLC if you decide to try to go the conventional route, but the loan would still be in your names and you'll need to pay a title company a second time post-closing to do this  for you. 3) I can't speak for the area so no comment there4) If you're self managing, make sure you find vendors you can trust in the area since you won't be able to easily verify if an HVAC guy, plumber, etc. is trying to rip you off and tell you to buy something you don't actually need. 5) Make sure you have clear alignment of goals and a clear operating agreement that spells out what to do if those goals start to not align in the future since you'll be jointly obligated to these properties. 

We are both self employed so retirement is something we have both started thinking about.

We converted to a self-service model a few months after we took over, which has substantially reduced the workload. 

i self manage 1 property that i used to live in and have PMs on the rest.i'm trying to BRRRR so that i can recoup all or most of my capital on each deal that i buy, and in 2024 i got outbid on 100% of what i went after.

Currently, I self manage using software program that centralizes the majority of information and messaging and pushes to all the platforms that we list the properties on. 

Duplexes are a little easier than 3-4 units with FHA since they don't have to meet self-sufficiency requirements.

Judging by Best Properties rant (above) I would say that some self-examination may be in order.

If you are going to self manage you will need to build business systems and get a list of reliable vendors.
