HUD 4000.1 (I believe) is the latest HUD handbook and it goes over all requirements for originating the loan, including but not limited to occupancy requirements and exemptions.FHA occupancy : "At least one Borrower must occupy the Property within 60 Days of signing the security instrument and intend to continue occupancy for at least one year."

In both cases to keep things clean for underwriting at the bank I used my HELOC to secure the mortgage.

I love finding VA Assumption Loan deals and have personally secured one so far as a rental property with a 3.3% interest rate. 

But I also understand some people don’t really care about the cash flow as much as the security of not having to worry about a vacancy or whatever.

However, many DSCR lenders have a minimum loan amount of $100K, which can make it challenging for investors to secure financing for lower-priced properties. 

Even if you manage to find an office with an existing tenant, their lease could be approaching expiration, and without plans to renew, it can take an incredibly long time to secure a new tenant for the space.

I completely agree with @Ashish Acharya's points about the cost-effectiveness of a HELOC and the potential credit implications if it’s secured by your primary residence.
