Your calculations using current value as @Thomas S. rightfully suggests will reveal a really crappy return on equity. 

I think the answer to the essence of what you're getting at here will be revealed by:1) What is the nature of this "little business" that you're starting? 

On Day 10, did you use your keys to break in while they were at work, hide a bag of heroin on their property, and call the cops to anonymously reveal its exact location?

Inspection revealed tons of major issues in the crawl space (flooding etc) and renovations will be major.

Yesterday I notices a wow effect during a seminar when one agent revealed they're starting such events.

Alot of things have changed in 8 years, but some trial and error may reveal where this line is now.

Several more visits revealed that the dog lived there.

--@Joe Papp - tenant now reveals the issue has been going on for 3-4 months. the tenant had subtenants (roommates) in the past that we knew about, but to our knowledge those subtenants moved out months ago with no issues. we have several properties where tenants have frequent overnight guests - and we had made the assumption that this person (the roommate who was locked out) was simply a frequent guest, not an actual subtenant....if that makes any sense.
