Was there a referral agreement signed at any point for this party?

I can't speak to Richmond, but when I started out I was able to get referrals to a good agent from a real estate investor group in my area. 

I can also send some referrals over for commercial lenders local here - many dont lend to out of state buyers.

If possible, ask fellow investors in your area for referrals to specific lenders they’ve had good experiences with.
