The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

I kinda get it if 4 and 5 bedroom properties are going for 1.5 million in that market but... thats just math wondering what reality is?

The reality now is govmit in my mind is going to be highly pressured to allow folks to rebuild on their LOT they OWN..

The reality of real estate is just much more difficult and nuanced than it seems on a spreadsheet. 

What the city housing clerk is telling me is that there was a water leak from behind the sink pedestal on the second floor bathroom that has been running for a week. 

So in reality you are ALWAYS gambling in the stock market, yes, even with those big names that seem inconceivable to every drop and ESPECIALLY with those because most are so shocked and in disbelief when it occurs that it's only realized after your left with pennies on the dollar because you waited out a recovery that was never coming. 3rd: MATH and leverage.     

The reality is the land has value.
