You write it directly into the lease how they have paid and will pay the remaining, so that you have grounds for eviction should they fail to pay - for example "$x amount to be paid upon execution of this leas (this would be the full amount half the tenants are going to pay, plus any deposit if its divided, etc), with remaining balance to be paid in equal monthly installments of $X (this is the other roommates' half).

@Lang Le   as a follow up there is also the drop bid.. that is were the bank will un announced to anyone just drop the opening bid by a large amount.So you call the trustee day before the sale and they tell you opening bid 200k well you think heck that's no deal I am not going to get a check ready for that one.Well you go to the sale and the next thing you know the crier opens the bid for 125k  every one is looking at each other no one has a check and it reverts to lender.Well after seeing that happen more than a few times..

What I do is add thisNo kids, over 45 years old.My equity I put 90% and up,You thin out your list but whatever lea you get is a really good lead.
