I was initially thinking one of the light gray vinyl plank choices, but wondering if that would clash with the existing flooring at the transition (by the breakfast bar in the photos) Any advice would be appreciated!

Big burly guys that smell like diesel fuel, drive jacked up 4x4s, chew tobacco for breakfast and have neck tats. 

The city has restricted Airbnbs, but due to C5 zoning, I can get a Bed & Breakfast license for less than $200 a year and it comes with a limited use liquor license.

So far, I have come up with the following ideas:- airbnb- bed and breakfast- car storage- boat storage - trailer/motor home storage- shared workspace/office space rental- general long-term storageDoes anyone have any other suggestions?

I also ran a 10,000 sq ft bed and breakfast with a 30 year old boiler for 9 years (which is at least twice as big as my apartment building) and had it cleaned every year and had no problems with it.

When I go on vacation I eat breakfast at the place I'm staying and come home late at night.

@Kian Faramarzi Knowing what I know now if I had not been on the trajectory I was on when I was 21, which was that I owned a Bed and Breakfast, so was essentially house hacking altogether a little unconventionally, I would tell my college graduated self to buy a 4-unit on an FHA loan and house hack and save up and rinse and repeat and today I’d have a small real estate empire.
