Have you guys ever purchased a property without physically seeing it?

Hello, I am new to the BiggerPockets forum and looking to purchase my first investment property this year.

I saw how that proposal is basically her giving me a 0% loan, but at the same time I believe that structure will avoid her taking a large loss (approximately 30k if she accepts a 300k offer).I do not know why she doesnt get a PM, I only share the facts of when she purchased it, the purchase price, and the reasoning she shared with my realtor as to why she is selling after such a short time period.

I want to purchase an underperforming asset at a Price of X.

I am wondering for those who have an LLC for their rental properties if they are purchasing properties with the LLC or if they are purchasing under their name and then transferring to the LLC?

I have used HELOCs for probably most of the purchases of the properties I own. 

Want to acquire a self-car wash within Dallas Texas area. Was wondering if anyone knows a guy/girl that can't help me acquire sed property off market for a better price. Any information would be appreciated. 

But unless you get a value-add property, purchasing real estate really doesn't make much sense in this environment?

However, due to keep purchasing real estate, my DTI is high and close to 50%.

She sent me a letter from Commercial Property Advisors, Peter Harris, which stated she had approval for funds sufficient to cover the purchase price and below it listed a Wells Fargo business account showing funds in excess of the purchase price.
