Maybe self manage when you have just one, and once you have proof of concept and want to convert all the units, then get a property manager?

Any other recommendation to ensurebthat umrella insurance is full proof and that it actually works and they dont bring that one disclaimer if and when it comes for actually paying for the insurance claim,  if ever.

I don't have experience with the Detroit Land Bank, but generally land banks are pretty reliable, but...they are low money buys (from $1 to $1,000) that require you to show proof of funds for the rehab.
