The whole "he's open-sourcing everything for the world" thing sounds nice, but in practice, a lot of those ideas haven’t exactly panned out the way he claimed they would. 

TLDR: I do not think Kiavi operates with good business practices.

He wrote a great & practical book – with Parkinson’s, dammit.

There are some legal considerations as well as practical considerations 1.  

Negotiating is a skill that needs to be practiced and consistently role played to get right.

I did not put any of his info into practice and stopped listening to the podcasts after a while because lease options didn't really appeal to me, but he seemed like a decent guy and the podcast had a lot of value at no cost.
