BP is not a great place to air out is this coach good or that program good.. as you stated 90% of the people on here are single minded they relate everything to owning a cash flow home and everything else is just gambling or guru speak or whatever..

I know the tax hit isn’t ideal, but I’m wondering if the long-term cash flow benefits outweigh the opportunity cost.

No I'm keeping it in cash and avoiding debt right now, but thank you!

I look at cash flow, purchase price and prospects of appreciation.
