The amount you can use for closing costs and rate buy downs is limited, so that leaves you with the majority of the credit for "upgrades," like finishing the landscaping, building a fence, installing sod, a sprinkler system, planting trees, buying appliances and installing blinds, etc.

I'm invested in their last multifamily fund and that fund has not paid out distributions for close to/over 2 years, my equity is less than the $100K I initially invested since the value of the properties have gone down AND in the last newsletter Brian Burke planted the seeds for a POTENTIAL capital call in the future (contrast to the 2023 newsletters about having a fixed rate for a few more years and a long runway).

When the economy suffers as a result of too much of a contraction, debt payments are harder to make, etc, then go through the cycle of loosening it again, devaluing the currency so debt payments are easier to make, and banks can profit higher than before.
