I don't require my agents to join NAR and in fact dropped my membership when I opened my own brokerage.If the situation made sense, I wouldn't necessarily require an agent to join MLS, but it's such a basic tool of the trade, I can't imagine someone who is active in the business going without it.

New inspector said that it should not have been required.I agreed with the second inspector’s interpretation, I do not think I should have had to add grounds by the new panel when there were already double grounds where the drop came in.

There are 2 group calls per month with Jerome leading the call; it is scheduled at 2 pm PST (not ideal for most people regardless of time zone), Jerome was always late, there is no agenda or plan for the call, his phone reception was interrupted constantly to the point that his line would drop, and each call has ended abruptly with Jerome saying he had another commitment he had to get to.

There are often long stretches of flat SFR markets in US. like '79-'83, '89-'94, or even down markets like '06-'13 where single family home values dropped 36% on average across country, so 1% rule may help keep some investors out of trouble by at least having some cash flow to safely carry the mortgage during those times.
