I think the risks outweigh the rewards here.

You're investing in an area that produces tremendous cashflow, however there is risk associated with that and some of it is what your experiencing right now but the good will outweigh the bad if you're going to truly buy and hold.

I've seen potential deals and numbers don't make sense or the risk outweighs the potential profit.

Since I expect to move on campus for the next three years, I don't want to pay around $36,000, but rather buy a property as I think the benefits outweigh renting. 

I am definitely going to be keeping the duplex, as the income it will produce far outweighs the equity I have in it currently, but that now means I have to figure out property management from afar.  

This may not be the most ideal way of accessing the money but if the gains from your REIs are expected to outweigh the loss your going to take in penalties then it may be an option you want to consider.

In my experience, the pros far outweigh the cons.

IF they allowed you to 'roll it back out' if you wanted then it might be OK, but even then, I would think the fees in that program would far outweigh having an IRA, and you would have more flexibility too.A friend of mine rolled his into a SDIRA, and DOES do his new companies 401K with NEW contributions since they match those at up to 6% of his salary.

The cost just doesn’t outweigh the benefits when almost everything I personally looked up to get assignments done in college was with YouTube and Google.
