Gather your organizational documents (articles, operating agreement/bylaws, certificate of good standing, IRS SS-4), 2 months of your bank statements to show what cash you have to consummate the deal, a current rent roll on the property, if you have financials (Balance Sheet and P&L) on the property, that would help.

When we cut the cord and took over managing on our own, I actually got a lot of good info out of this book from some Bigger Pockets folks (https://www.amazon.com/gp/product/B018W8HSP6) - lots of good, practical advice on what it takes to manage properties, organizational systems that work, advice on lease content, even down to how to file your paperwork efficiently - definitely worth reading if you want to mange yourself, even with a single property.
