Adriana - yes, interest rates will be higher for 5+ unit properties and minimum down payment will be 25% generally (opposed to 15% - 20% on 1-4 unit properties). 

I had the listing on Avail (which I use as a rental manager, and posts to many other popular rental sites), Zillow, and Facebook Marketplace.I already have a Section 8 tenant at Property #1 (which I acquired during the purchase), so I'm not opposed to the program at all, and to be honest, they pay above market rent in my area, so that worked for me.

I will say that the borrower has a better chance to negotiate on the fees, interest and when they are to be paid with a private individual lender as opposed to a hard money style lender (that has more overhead).

@Brent Coombs have you run the numbers to see the difference in interest payments from using the HELOC strategy opposed to a conventional mortgage while paying extra each month towards principal?

A case could likely be made for considering making a larger down payment with a self-directed IRA or 401k as opposed to abandoning the account, getting hit with taxes and penalties immediately, and losing its tax advantages moving forward.
