Why do that if there aren't any other offers?

I only have one that seemed to fail to launch.What I do get more is I offer to run a newbie through a transaction and/or show them the work in progress and I get either no show or barely show. 

While an S-corp may offer tax savings, its possible that those savings would be eaten up by the the admin costs.So many variables here that it really pays to consult with a tax pro.

Come to think of it, though, I can't imagine why they wouldn't let me perform one just to understand how much I can offer.  

Just like the asking price, just because the owner suggests one interest rate or term doesn't mean you can't offer something different. 

It is not a scam, but you will have a very hard time finding a deal that is worth working with them, and frankly you are going to have to find someone that does not understand at all what their property is worth and get them to accept a super lowball offer to make it worth it. even then their points and fees will eat up so much that getting the 10% down loan will have a much much higher profit margin. 

Very creative, but solid.This also may offer the potential for you to keep your other home and rent it out as an asset, but that's between you and the investor who buys your aunts home to subsequently rent it back to you.
