You'll become miserable and disinterested and that will show up in your work eventually. 

It is because I  have generally found that there are enough petty, vindictive, and ignorant realtors out there, that they could easily file unfounded grievances against me or otherwise make my life miserable.  

I'm failing miserably at finding anything to flip, though.My two problems seem to be: a) not enough capital to outright buy and renovateb) too many competitorsI have about 60k cash I feel comfortable putting in upfront, perhaps 80.

Those are running smoothly with a good property manager, but they have appreciated to a point where the rent to value ratio now looks low.This might sound like I've been relatively successful, but frankly I'm miserable.

It won't be your first such quiz-legal situation, or 'miserable neighbor you'll run into in the business. 

DISCLAIMER: I *DID* share phone numbers with the people I thought would have the greatest chance of success due to their emotional need (they had a strong 'why do it') and it was not going to emotionally scar them if it failed miserably.

But, that just keeps people working jobs they dont want to work, and miserable.
