I am military, and from what I’ve read there is an exclusion of capital gains taxes out to 15 yrs vs the normal 5 for military members.However, I only lived at the property for 18 months, not the 2 years required. 

Niger has kicked the U.S. military out and China will take over the facilities.  

There are a lot of renters in the area due to the military presence.

I've seen monthly stipends range from 1500-2800, specifically looking near the military bases, medical center, and airport. 

There is also Island County (Oak Harbor) that has a great rental market, partially due to the military population.

I am retiring from the military and am planning to move to Calhoun County in Alabama next year and have started really looking at the list of delinquent properties and just made requests on 10 different vacant plots, ranging from 2009 to 2015 tax sales (to the state).  

I have two kids under 1.5 years old, work 50-60 hours a week, and I’m in the military part time, so it’s ultimately a lot to keep track of and I want to set myself up for success and not screw myself in the long run.

I am 29, single, employed, have ample savings, a full VA loan, and am pre approved for 550k, and looking within an hour of the dc metro area, ideally Harford county MD due to the good schools and military bases near by. 

Fort Walton Beach is very consistent due to its military bases and constant rental demand.
