I know many can't do this but the brrr strategy seems like it is really hard to pull off, and I can imagine feeling like what is going on when you look at your account but never really see it grow and you own properties.I guess if you want to expand as big and as fast as possible brrrr works, you are really leveraged, and you have a bunch of properties, and if everything goes well, you could do what I do and roll all the profit to pay down one and still pay it down quickly and soon it would become a steam roller of fully owned properties.I just can't imagine being able to find all these "deals" and expand my empire that quickly that I would be able to get the returns I feel comfortable with.

Regardless, if you find a great opportunity, go full steam ahead and use some equity to fuel a deal!

We had a 6 plex boiler go out.. was a 4 day deal.. sub zero temps.. we had to of course drain the heat lines and leave water dripping.. gave tenants multiple heaters and prayed the heat guys would get done. tenants ran their stoves with heated pots of water on top for steam

I rented to South Asian tenants, and one of the problems I found was the overwhelming smell of curry after their departure.In one particularly bad case, I steamed wash the carpets, and painted the place.

I wanted to write this review because of the great work Jose did in installing our boiler at a fast(one day) reasonable rate($2600 for boiler, delivery, install, and haul away).Our 30 year old Utica steam boiler finally went last week, and I was searching Angie's list and craigslist for someone to replace it.I stumbled on Jose, who was offering a 5 year old Clean Burnham 175kBTU gas fired Steam Boiler for $1250.
