Finding the right course of action

So I am where so many other people have been and are today. I have struggled most of my working life to make ends meet until one day I had enough! I decided to try to go into business for myself and break the 9 to 5. However every situation is unique so let me explain mine. I am a 32yr old owner of his single condo property in Anaheim, CA. For about 3 years I have diligently made payments and paid taxes with the property gaining over 100k+ in equity.

I want to leverage my money to make another acquisition for building a rental portfolio, but i don't know how to approached financing (non-traditional) and acquiring the right property to start my journey.  I have recently rearranged my life to work as a server (tip-income) and create more time to commit to my goals I simply need to find the right pathway. What are your thoughts?
