@Martin Manning To add onto what others have shared, in the most simplistic terms, apartment complex values are based on Net Operating Income, or NOI, and the cap rate.Price = NOI / Cap RateSo, if an apartment complex has an NOI of $100,000 and a market cap rate of 10%, the value is $1,000,000.Listing agents for complexes love to price based on a pro-forma, which is utter nonsense (unless you're in Austin, in which case apartment complexes apparently have floors made of gold).

These are not long-term rental properties, and our guests are traveling to the desert for vacation, not because they need a place to live for two nights on a weekend. 

Half the team focuses on long term rental management and the other half focuses on short term.

Long term Appreciation is likely to happen.  

It'll be confusing in the short term, I think people assume it's inflationary.

I would have asked you what your long-term goal is but you have already thought about it.

The reason I ask is because most deals I see on Crexi or Loopnet or anywhere else create negative cash flow under 7 or even 10 year terms with 7% - 8% interest rate.
