@Steffany Boldrini As a lesson to other people hiring interior decorators online, can you please tell everyone what caution flags should have told you not to hire this person?

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

Find out why, see if you can learn/hire to fix that problem, and you might have found your niche.Do you know anyone or have a family member that is licensed in one of the trades? 

You can probably start the education process at 17, then apply for your license once you turn 18.

I got my GC license a couple years ago so I could build houses myself as I was sick of dealing with contractors.I've hired plenty of contractors that were not licensed/insured and it went fine.

Not sure why the process would be any difference for a voucher holder in a duplex or single family.

You'll still make a premium over long term rental rates and not have to deal with a cleaner very often.With airbnbs, the beauty is not having to hire a Property Manager, your cleaners act as eyes on the property. 

Building a trusted team is key, so starting that process as you actively search for your market will put you in a strong position moving forward.

Still need to close on the property because I have already put 18K downpayment and then work with city on split process.  

You also will want to stick to on market properties at first because the purchase process and evaluation process (namely title and inspections) will be more defined.
