If the Investor does not disclose to the seller how this process works and the Bank calls them yes you will have a mess and may be hard to undo.

Hi Sean from Upstate New York-You have a full time career and have been studying real estate investing.You are asking yourself if you should accumulate properties one by one or a bunch all at once from an investor selling their portfolio.Personally, I would advise you to accumulate your properties one by one using the buying criteria you establish.

In fact, just finished one that I have yet to put on the market. 

As long as the city considers your property a true SF, you shouldn't have any issues getting this permitted (in theory, yet to see how some municipalities will handle this law).
