@Brian Burke one big variable owning that many homes in Tornado and convective activity central is not if but when 300 of your houses get hit with a massive hail storm.. and you have to pay your deductible to replace all those roofs LOL and if you have that kind of portfolio you usually go for high deductible like 5k... that right there could wipe you out.

@Tim Roberts I can send you some examples of multistate portfolios I have done for investors in the last few months.I think you will find there are very competitive insurance programs for the CA properties, but they are only available for CA properties.IL & CO are a little easier to combine onto 1 policy while keeping the premium competative, but the hail and wind issues in CO may make sense to break them out again into separate policies.

Hail is much more likely than a tornado, so I'd also recommend full replacement coverage on the roof.

I thought I was in the homestretch but as we reached the final item to check off the list, hail damage, we found out the insurance and HOA is in dispute and the HOA is not giving my lender what they need to proceed--assurance that they have funds to cover the damage or what the cost of repair is.
