Hi all, I am looking for a PM in Little Rock and surrounding areas.

I am giving rock solid advice based on 30 years of practice, owning 100s of homes and properties, and watching people like you screw up and open yourself up to the worst parts of the business over and over by not accepting anything but a warm pat on the back.

The real crime is leading large funds like Black rock, purchase, single-family real estate and take it from the people who deserve it most, our citizens. 5% max would be crazy. people are locked in at 800/m for 2 beds when market is 1800/m. 

Hard money loans are a great option for off-market properties, but that is a whole other world that I may not suggest for someone just starting off unless you have some rock solid mentorship. 

I know Branson is known for golf and Table Rock Lake and people tend to snatch up those condos that come with the amenities but I feel like rentals would be limited to good weather only..there has to be a solid percentage of tourists that enjoy the shows and being in town as much as there are people that enjoy the lake and golfing.  

So it sounds like you are ready to rock and roll.

I thought about real estate investing but preferred having free time to learn new skills such as volleyball, rock climbing, programming, (graduate school).
