You'll think its fun and games until a steak knife flys off the kitchen counter by itself and sticks in a wall with a near miss.

If your clients are investors they will figure their estimated ROI.If they aren't investors, sell the sizzle not the steak, a homebuyer isn't interested on financial returns (except that they'd like to know an average appreciation rate for the area) as they are living in the home.People buy homes they don't buy houses, investors buy houses.

Did you see today the news that Carraba's, Outback and Bonefish Grill are closing 40 restaurants? 

It was a foreclosure where the prior owner allowed it to be trashed - the furnace didn't work so the prior tenants were using a charcoal grill indoors to keep warm (and there was soot on the walls where it was). 

Your looking like a T-Bone steak my friend!  

Any thoughts or guidance is very much appreciated and worth a big fat steak dinner if your in my area or coming thru!

There appear to be a ton of them – everything from bed bugs and renters insurance to smoking and outdoor grills.

And have an outdoor grill/oven with a small legal kitchenette inside (microwave, fridge, sink) for myself, guests using the actual kitchen.
