I get that you want to grab the bull by the horns and do your own thing, but being a limited partner in like two funds could equal 10-50 assets.

I would grab a great broker or Realtor that specializes in Short Term Rentals to help you find one. 

Its just a money grab really.

I need to double check, but I believe TN is in the 13% range with state and local.Then several areas basically tripled property taxes practically overnight in a massive cash grab.

I wouldn't try to get into the field if I didn't know about one thing that is in my favor: there are still plenty of deals to be made out there, more than those good  and well stablished wholesalers can grab. 

I'd say this deal overall doesn't seem like the best deal given the numbers you gave as well.My business partner and I do investment deals all the time in Phoenix, we should grab coffee sometime and talk through a strategy based on your goals.
