Some people benefit from paying a lot of money for basic advice (that's otherwise free on the web) but remember that a stopped clock will tell you the correct time twice a day.

@Addie Burchell first off, your starting with a fundamentally flawed framework, so as they say GIGO (Garbage-in, garbage-out), as in you will never get a correct output answer as long as input framework is flawed as it is here. 

Both have strong fundamentals, good schools, low crime rates, and job growth → which are critical drivers of long-term property value.

That being said, I do believe in the fundamental American ideal of rolling up your sleeves and doing the hard work yourself.

Best to stick to the fundamentals. 

I look at location, price compared to surrounding properties (to force appreciation quickly), desirability, path of progress, underlying fundamentals, etc.

Focus on the main fundamental of real estate- location.  

A thing I really like about Richard is that we fundamentally agree on most things.

Finding a 2nd, 2nd home loan was probably the easiest full doc loan that I’ve done to date… lenders are willing to lend if the fundamentals are strong.
