If the first violation is in January and the second is in August, I would say enough time has passed that we could count the second violation as a fresh-start first violation.

We saw a large influx of section 8 re-inspections (and even new inspections) coming back and saying that the properties needed fresh paint, new countertops, etc.

Then we ended up had to evict the ex-owner from this property after the purchase which was no fun but something we are experienced to do.

He was pretty devastated - it was all fun at first & then he & his roomies realized the seriousness of it all.

Sounds like a fun project.

(Not gloating...the work travel was fun for a couple years and then was incredibly grinding...not sure it was worth all the miles and status).
