Getting frustrated and lashing out at everything and everyone may not lead to the best results.How that we know WHY a conventional loan may not work, the same requirement of income and credit will be required to some degree by a portfolio lender as well since most will want you to personally guarantee the loan.  

@Sean Fuller it's going to be difficult (at least in my experience) to find hard money so cheap (8% is lowwwww for hard money) or for such a long term (6-12 months more likely).  

I take a stick to protect me in case he lashes out.
